The overview

Living in El Segundo.

El Segundo is the rarest thing in coastal Los Angeles: an actual small town. Main Street still runs on hardware stores, family diners, and a Thursday farmers market, and most of the residential grid sits within a fifteen-minute walk of it.

The city runs its own police, fire, and school district, which is a big part of why families who land here tend to stay for decades. Housing is a mix of 1920s bungalows on 25-foot lots, mid-century two-stories east of Main, and newer three-level builds closer to the beach side.

As a native, this is the market I know street by street — including which blocks catch airport noise, which get the ocean breeze, and where the quiet pockets actually are.

Commute: 5 minutes to LAX, 10 to the 405, 20–35 to downtown LA depending on traffic.

Where to look

The pockets of El Segundo.

Downtown / Richmond Street

The walkable core. Older bungalows and remodels within a few blocks of Main Street shops and Richmond Street Elementary.

West of Main (beach side)

Closest to the sand and the bluff. More newer three-level construction, and the strongest price per foot in town.

East El Segundo

Mid-century single-stories on flatter streets. Generally the most attainable entry point into the school district.

Smoky Hollow & the north edge

Live-work lofts and small-lot homes near the creative-office district — closest to LAX flight paths, so walk it at different times of day.

The full guide

What buyers actually ask about El Segundo.

What it costs to buy in El Segundo

Most single-family homes trade between roughly $1.6M and $2.6M depending on block, condition and how close you are to the sand. Townhomes and duplex halves are the realistic entry point below that. Because inventory is small — this is a town of about 3.4 square miles — a single well-priced listing can define the month, so pricing here is read block by block rather than from citywide averages.

Why families stay

El Segundo runs its own school district, police and fire. Kids can walk to school, the plunge and Recreation Park, and youth sports leagues are a genuine social backbone of the town. That combination is why turnover is low and why so many sales here happen off the back of a neighbor's referral.

The airport question, answered honestly

LAX is the neighbor. Noise varies significantly by block, by runway configuration and by time of day — the north end hears more than the south. It is a real tradeoff, not a dealbreaker, and the only way to judge it is to stand on the specific street at 7am and at 9pm before you write an offer.

Commuting and work

Five minutes to LAX, ten to the 405, and walking distance for anyone working at the aerospace, sports and tech campuses along Rosecrans and Douglas. For a lot of buyers here the commute math — not the price per foot — is what makes the town worth the premium.

Common questions

El Segundo, answered.

Is El Segundo a good place to buy right now?
It holds value well because supply is structurally limited and demand comes largely from people who work nearby. The right question is usually which block and which condition, not whether to buy in the city at all.
What school district serves El Segundo?
El Segundo Unified serves the whole city — Richmond Street and Center Street elementaries, El Segundo Middle School and El Segundo High School. Confirm current attendance boundaries with the district before relying on them.
Can you still buy under $1.5M in El Segundo?
Occasionally — usually a townhome, a small condo, or a single-family fixer on a compact lot. Those move quickly, so being ready to see them the day they list matters more than the search itself.
How is El Segundo different from Manhattan Beach?
Same coastline, different pace and price. El Segundo is a working small town with its own district and roughly a third to half the price per foot of comparable Manhattan Beach blocks.
