How this works
You know your home better than any spreadsheet does. My job is to bring the market data, the prep plan and the buyers, then let you make the calls on price, launch date and how publicly you want to sell.
That includes selling quietly if that's what suits you. Twenty-one years in El Segundo means I can put your home in front of serious buyers before a sign ever goes in the lawn.
Here's the whole program, step by step. The valuation request sits at the bottom whenever you're ready.
We start with your goals, not a number
I walk the property, pull the comparables that genuinely match your street and condition, and give you a range with the reasoning behind it — plus what each improvement would realistically return. Then we set the timeline around your life, not the calendar.

A punch list ordered by return
Paint, landscaping, lighting and staging almost always return more than a kitchen gut, so that's where we spend. If privacy or timing calls for it, we can quietly test the market off-market first, with your home shown only to qualified buyers in my network.
Most buyers decide from six photos
Professional stills, twilight exteriors where the setting deserves it, drone when the view is the story, measured floor plans, and listing copy that explains why the home lives the way it does — not three sentences of adjectives.

Everywhere a buyer is already looking
MLS, Zillow, Redfin, Realtor.com and social, with the same photography and the same story on every one of them. Broker preview first — the South Bay agent community still sells homes to each other before the public ever sees them.

The first ten days set the final number
Weekend opens, private showings around your schedule, and a same-day response to every single inquiry. You get feedback after each one, so if something needs adjusting we adjust it while the listing is still fresh.
Terms matter as much as price
I compare offers on deposit, contingencies, financing strength and close date — not just the headline number — and verify the buyer and their lender before we sign. Then inspections, appraisal and repair requests get handled without giving ground you don't have to.

Someone on the file every day
Disclosures, contingency removals, appraisal and funding tracked to a close on schedule, with a rent-back if you need one so you're not moving twice. And I'm still the person you call afterward — for a contractor, a tenant question, or the next purchase.
Home valuation
Send the address and a few details and I'll put together a comparative market analysis — recent sales on your block, current competition, and a realistic price range with the reasoning behind it. No obligation, no automated guess.
Client words
"Mike assisted my 95 year old mom in the sale of one of her rental properties. He was very communicative with every step and detail of the transaction. He also helped my mom of a very sticky legal situation that could of cost my mom her rental house."
"I've worked with Mike on several real estate transactions. From ground up developments to helping my family purchase and sell multiple properties. Mike is my go to person for anything real estate related."
Seller questions
Yes. If privacy or timing calls for a quiet sale, I can bring your home directly to qualified buyers in my network — people I've spent twenty-one years working with across the South Bay. If full exposure would net you more, I'll tell you that instead.
A real answer needs a walkthrough. Online estimates miss condition, view, street, permits and lot orientation — the things that swing South Bay values most. I'll give you a range and the comps behind it.
Rarely a full remodel. Buyers here often want to put their own stamp on a home. Paint, landscaping, lighting, flooring and staging almost always return more than a kitchen gut.
That's most of my sellers. We line up the sale and the purchase so the timelines overlap the way you need them to — rent-back, contingent purchase, or a bridge.
